Problem
The Florida Theatre was undergoing a comprehensive renovation in downtown Jacksonville, creating significant logistical challenges. With no available space for storing materials, the client needed to receive, store, and deliver equipment without disrupting the ongoing renovation and scheduled shows. Each visit required coordination with the city to close roads, often on weekends, to avoid disrupting regular traffic. The client needed a partner who could handle these logistical challenges without causing delays.
Strategy
Coker was chosen due to our long-standing partnership with the COJ and the Mechanical Contractor, spanning 15 years. The project had a tight timeline of three to four months, with a hard deadline due to scheduled shows in the fall.
The work involved installing chillers, rooftop HVAC units, structural steel, and an electrical switch gear. The electrical switch gear presented a unique challenge, requiring specialized rigging and maneuvering through windows using forklifts. Coker coordinated approximately 10-12 site visits, managing road closures and equipment deliveries to ensure the project remained on schedule. By working primarily on weekends, we minimized disruption to downtown traffic and the ongoing renovation work in the 1,900-seat theatre.
Outcome
As a result of our team’s meticulous planning, the project was completed ahead of schedule and within budget. Coker’s effective coordination with the city, mechanical contractors, and the general contractor Auld & White ensured smooth road closures and timely deliveries.
